Not something I would bet on, just because I see houses going up- after they dropped, and a few savvy investors are turning quick profits I cannot identify this as a market I would personally invest in- with my criteria.

Name the business, any business, and online there will be tons of books preaching of how simple all those can be started also, so it's not the books fault.

Areas is a C- or D+ neighborhood, average house is between $60-80k.

On the Cleveland properties are these Class C or D when you said tenant class isn't appealing anymore? 

Maybe a stucco guy knows about other assemblies that may be failing but I wouldn’t bet on it.

The smart money, like Warren Buffet's recent billion dollar bet on housing builders, is on real estate. 

However, PLEASE have a team on the ground in place... especially on your first couple of deals, that way you protect your assets.I have been practicing architecture and construction since 1995, and I can be certain that you cannot rehab class C or D home for less than 20K... and have a nice turnkey home.Please do your homework before buying... at least see your first few home in person before signing your saving away.
