It's definitely a growing metro, with lots of good employers (Tinker AFB being the largest I believe, followed by the University of Oklahoma/all it's entities, Boeing, Hobby Lobby, Paycom, Sonic, tons of energy companies!)

Beyond buying food, clothing, and basic shelter, and maybe paying to correct health issues, all other spending is "discretionary", so it really doesn't make any difference if your hobby is playing golf or paying down your mortgage.

Having hobbies that cost money, so instead of saving the money goes into those hobbies and the ability to purchase a house and make a down payment is low.There are probably a bunch more but that is the combination I see and when it is present (or at least most of it is), the tenants stay and renew.
