Beyond buying food, clothing, and basic shelter, and maybe paying to correct health issues, all other spending is "discretionary", so it really doesn't make any difference if your hobby is playing golf or paying down your mortgage. 

The whole quit the W2 should be put on the backburner, focus on this as a hobby.

@Chadwick Cotner I had this issue for quite sometime to where it looked like justa hobby or a math equation to her.

No expensive hobbies other than the kids (I play disc golf and I like to do wood working).

It’s also fueled our residential construction hobby, and now working on opening an events center.My advice is commit to getting the best you can and soon.

Having hobbies that cost money, so instead of saving the money goes into those hobbies and the ability to purchase a house and make a down payment is low.There are probably a bunch more but that is the combination I see and when it is present (or at least most of it is), the tenants stay and renew.

It is important to remember that any business venture should make a profit within five years or else it may be considered a hobby by state and federal governments, which could result in hefty fines.

They are no longer going to be taking questions on the calls; it is just an overview of the programs.They did mention that they will be looking at your credit history and ability to pay back the loan, hobby businesses are excluded, and there are a list of exclusions online of what the money can be used for.

When you retire, do you want to spend time with family, pursue hobbies, volunteer, travel....? 

I am doing my best to be thorough in my property evaluation and approach this as a business rather than a hobby, but recognize I offer no personal experience in this arena.
