When renting a home by the room, do you all have any stipulations in your lease that are specifically for a rent by the room situation?

There's a discount of $500 for a power wall delivery if buying directly from tesla (probably other stipulations too), plus there's probably federal/state incentives, and of course there's the potential to sell back electricity to the grid at really high rates.

There are stipulations of course unique to the state (like how much you can charge and the cap on late fees).

I have yet to find one in the 20+ banks I have talked with as the guidelines stipulate that only a small percentage (3% - 5%) of the purchase can be funds that are not yours.

This assumes your contract stipulates that sellervpays all transfer taxes, title insurance, and any other add on's you want like home warranty, etc. 

I wanted to get some insight on whether it is possible to take over the property partially subject-to and partially seller finance or a lease option since I know VA loans have a few more stipulations than normal conventional loans.

The law already stipulates tenants can be held responsible for cleaning and repairs for damages beyond ordinary wear-and-tear.Document heavily with pictures/video, get the work done, hold them accountable.
