Thank you, everyone, for all the suggestions and I may end up trying Behr at some point, but the closest Home Depot (or any other Behr dealer) is 40 minutes away.

Get out and network with all the active folks you see on BP and KREIA and you'll find a dealer sooner than later. 

Ryan - I don't think this pertains to the legality of selling the house right now as you have it under contract and can legally sell it as long as you did not sign the dealers intention form.

they act as a broker dealer so just like financial planners there is a mark up that you don't see in fees that the deal sponsor pays... that ultimately comes from LPs.

The highest cap rate I've purchased in the past 24 months in Spokane was a 7% cap, on an 8 unit building that needed $150k in renovation, had bed bugs, and a drug dealer actively selling from the side door. 2.

but i see a lot of their boot camps for just the price of a pro membership and I suspect those are good dealers for the beginner investor. 

exactly the buyer BLEW it. simple as that people change their minds all the time.. that's why car dealers never let you leave the lot until you sign the contract.. they know there are no be backs..
