They all are in C- or worse neighborhoods.

The market you know (back yard) especially if it's Vegas is a competitive advantage to any  c or less neighborhood you're paying retail in somewhere else.   

It wasn't until the 90s that LLC even became available, entities were C or S Corps, Partnerships, otherwise small investors held properties in their personal name.

Multis get problems like this all the time especially in lower income c or d areas .

If so, explain exactly how you would paint A, B, C, or D class apartments.I read a few months ago on BP that painting apartment units all white is a mistake that many multi family investors make. 

I would tell them it is what it is and they are welcome to supplement the air conditioner with portable A/C or window units.

If you're losing money on it as a rental, then it's not worth holding onto unless you think your market is about to take a big upswing and you're willing to bet on appreciation (a risky move).

I am not looking to make as much money on the class C or D rentals because my mission is personal in that area.

That rarity is so obscure that I would not bet on it happening again.

But it's an appreciation play and after 75+ deals I've never bet on appreciation.
