( only my opinion)Bad idea…I didn’t go to law schoolI didn’t get a RE Agent or Broker LicenseI don’t swing a hammer I don’t unstop toiletsYes SEO CAN BE EXPENSIVE… MARKETING AND GETTING GOOOOD LEADS…. is/can be labor / investment heavy.Chose your skill sets… don’t do what you’re not good at.Factor in your costs… dollar v time.Find a whole-saler that isn’t greedy… or build you own.

Architects do things with a pencil GC use hammers, ask the GC what he would change to make the house faster and cheaper to build. 

Only issue you may have is if the sellers is over their threshold for non Safe act transactions in a year.. but that's the seller issue in these deals.The State of CA right on its BRE website has a complaint button for agents to turn in folks who are selling properties they don't own  IE brokering without a license I suspect as this stuff gets so main stream ( because of all the perception of easy money and the way to get started to getting rich) the states will ( slowely of course) start to jump in here and hammer folks...

Be aware that you will be hammered with property taxes if you buy an investment property in SC.

It does make a difference which provider you work with--some are better than others and some are terrible--but the concept of turnkeys is a real thing and I know for my own investing it's basically the only thing that got me into REI (I never wanted to swing a hammer or do that much work).

I agree though on commercial real estate also hotels etc there will be a lot of changing of ownership's.. but for each one that goes out of business some one will come in and replace them if its a viable location or business.On the construction side i know we are going to be looking at the sub trades to compete like the old days instead of whats happened the last 10 years with sub contractor price creep.I think with all the service industries letting people go what has been a labor shortage in construction could end up being a flood of labor.. go swing a hammer ? 

Nobody needs to know how to sweat together a big brass shower valve with copper supply pipe and water hammer arresters, for instance, or how to mix deck mud and slope it evenly with a level to a shower drain.
