I've been hiring out 100% of the work but I was just thinking today that I should go work alongside the guys I have working.

I want to diversify and am curious what some of you guys do along side your REI. 

There is a lot to read between the lines and it really comes down to your effectiveness in communication and persuasion:1) Accepting Your Own Mistakes: Start an honest discussion, maybe accepting some responsibility at first for whatever you may have done that caused a hiccup in the project (no matter how small or insignificant it is in comparison to their delays or mistakes). 2) Offering Help: Then ask 'What can I do to help out?'

Owning rentals without cash reserves is a good way to have a hiccup turn into a big deal.

There was a slight hiccup with the expected values for expenses, but that was cleared up rather quickly.

But playing devil's advocate he might only seek out 22% deals because even if it there are hiccups it can take the cushion.  

This will give me the steady income alongside deal flexibility.

Occasionally a well will have issues, the pump will go bad, a check valve down in the well will go bad, there's also a pressure system set up, here it's in the basement of the home usually, that can fail or hiccup on occasion as well.
