You may just want to go that route in case the conditions worsen and then you can get them out and not be bound by a term.If you can get some kind of pet fee and increased rent upon lease renewal, I say why not.I would put a pet addendum in the renewal however with name, breed, lbs and sex so the two dogs are documented.

I think the HOA will try to accommodate the bath room addition if you are existing owner, if you are investor trying to buy and rent, they might think you are trying to bring more people & cars & worsen the parking situation.

Yes, you will have to pay lot rent even if the home is vacant but often times you can work deals with the park owner, assuming your intent is to improve the park and not worsen it.
