Hello BiggerPockets Community,I'm embarking on an exciting journey to acquire and renovate a duplex from 1900, aiming to tackle the inherent challenges of outdated insulation and the lack of modern vapor and air barriers.

Be cautious of outdated plumbing and electrical systems, especially with knob-and-tube wiring and galvanized steel pipes.

Im trying to fine tune my process to be more future oriented and not outdated. 

In signing this document I (we) agree upon and accept the above charges upon move-out. Date

Opportunity:  There is an old outdated building near a college campus that has been rezoned/approved for student housing 20+ rooms.

If I serve it tomorrow (2/5/24), should the move out date say by March 6?

How much notice would you say is reasonable, considering they are kind people (despite being dirty and missing payment dates) and will have a hard time finding a place to bring their large dog.I'd given them written notice based on the rules for your area to get the process started (whether that's 30 days or some other number), and then tell them you'd be willing to work with them on the official move out date (within reason) if they need a bit more time to find a place so long as they are current on rent.

For example you have an older home with an outdated electrical system.

We tell them we need the notice in writing with the firm move-out date and ask that they be cooperative with showings. 

The close comp will be newer homes nearby: brand new 3/2 house with similar size (but 2000 sf tiny lot) is sold at $520k, rent $2800-2900; similar aged home with outdated interior is the area is rent at $2500-2600.
