@Michelle BulichThis is FAR from the first time something like this has been posted here.I WOULD BUY THAT PLACE IN A HEARTBEAT.Then I would get as much "documentation" and "witness accounts" on it being haunted as possible.

I've never witnessed it, but if you were to somehow breach the lease, he moved, and asked for his pre paid rent back, a court would probably compel you to return it. 

But I have repeatedly witnessed people bail on the SF & Honolulu market saying it can NOT go higher only to be priced out of the market. 

@Heidi W.,  it’s possible that renting a place and then investing the extra money could be better than a home equity line of credit.

In theory, the issue of who gets clear title can even be decided solely upon consideration of affidavits -sworn statements, but most Judges prefer to question witnesses. 

I would recommend  getting the  refinance in process / approved   but  dont lock a rate  or  pay for an appraisal until you locate a new property you want to buy ...by doing this - you can  get the refi proceeds  quickly  when needed  in order to close  on the new  purchase wit cash 

Also if you work with someone and you talk directly to them about being a partner or investor wit you, you are also fine.
