if you have to go into double closing mode then you will have to be prepared to not only fund the deal but very possibly hold onto it for a period of time if there is a deed restriction.2 Why doesn't the agent have the end buyer put this property under contract with the exact same stipulations he wants you to have.Nothing about this agent or this deal makes me think you should in anyway move forward with it.If you need more help just PM me....Peter

You just need to amend and give proper notice since you can change the lease every x days with proper notice.Or you can ask the tenant to sign a new lease with new clauses deposits terms and duesIf they disagree with the stipulations or the raises or additions deposits then you or the tenant can give notice to vacateIf everyone pays on time and if you inspected and the units are clean you may want to rethink losing good tenants.

Basically if you communicate you can't make any other stipulations than was written in the court documents, to drop off a move out check list fine, to let them know written you will be present at XX:XX to inspect and collect keys fine.
