I sent my trashy tenant from one of my rentals to collections WIT PLEASURE!

They said it was fine to have it on their and wouldnt be considered commercial as long as I continued to drive it for pleasure and am not hauling equipment, clients, etc around in it.  

The cost of real estate in South Bend is significantly cheaper and partnering spreads the risk substantially (it also presents the opportunnity for trips home to family to be business/pleasure, representing tax benefits). 

There's no reason to rob yourself of the pleasure of having a real winner on your first deal.My second piece of advice is to look at the surroundig smaller cities around Orlando.
