Your lease agreement may or may not stipulate an interest rate paid, but I personally feel a fiduciary responsibility in that scenario to do all I can to protect THEIR money.

Because he mentioned that he had seen one of the properties a few months ago when it was in foreclosure (made an offer but didn't get it) and he was willing to cut his contingencies to 1 day of due diligence and nothing else.The buyer who offered $206K had LOTS of contingencies and stipulations, including 10 days due diligence, appraisal, proof that the subdivisions would allow the houses to be rented, we had to provide clean termite letters, we had to have utilities on for inspections, etc.

I put $500 earnest money and bank countered and I accepted counter . they stipulated that if I could not close by 8/20/12 they would be entitled to $100 per day. i am ready to close they cannot get title cleared in time and title company now estimates not closing before 08/28/12 as there is an issue with sheriff sale not being recorded properly.

You have the right to enter the unit (pursuant to whatever your State's landlord-tenants laws stipulate for notice/timelines, etc).
