Fort Myers is a couple of hours South of where we are here in Tampa and it was hammered last year by Hurricane Ian.

A lot of investors that understand Chicago get hammered when they pivot to some of the collar counties like Berwyn because they assume the permit process will be the same (it won't).

That being said I am not convinced, and I think the people without assets have gotten hammered which has benefited people with assets.   

And pay for the termite inspection too.Add to that the occasional appraiser who thinks it's his patriotic duty to hammer the price down for the veteran. 

It brings clarity to me, I believe the podcast episodes I have been listening to really hammer into me the importance of cash flow over appreciation but I just couldn’t find it in my market.

I had written a reaction explaining my thoughts on cold-calling further referring to how a carpenter uses his hammer though not everyone who swings a hammer hits their nails squarely every time, it takes practice and expertise.
