I have also found cabinets cheaper and real wood at Surplus Warehouse,  if you have one around you Plywood cabinets are more resistant to water damage than particleboard cabinets, but particleboard isn't impervious to water damage.

You'll need to purchase insurance in your name with the LLC as an additional party insured, and you might find run into some resistance finding an insurance company that will cover LLCs as a 2nd insured.

If you want floors that will handle a fire or allow for one unit to go up and have any chance of saving the adjacent unit you will need to look into building fire rated assemblies where the majority of their resistance to catching fire is based on the materials that face the framing ie. gypsum board.
