I would have to conduct an environmental analysis (probably included in my loan) but from getting in contact with the seller of said land nothing seems to be wrong with it and they are pretty open about striking a deal. 

I'd simply say that unless he can point me to a specific location so I can investigate the cause then it is likely just environmental. 

It didn't leave much room for error, but given the condition of the house I wasn't too worried about getting upside down in it at $90k. walk away, to tight, I said my peace, my conscious is clear LOL, 

Shaun Draughn commercial is probably different then residential, but I’d get a rent roll, and expenses break down (with documentation), environmental survey, inspection, including plumbing, etc

A couple lots have had turtle nests be relocated safely & in an environmentally friendly way which delayed permitting a month or so, but that is it so far. 

The professionals needed for development include lawyers, engineers including civil, geotechnical, environmental, and traffic, architects, title companies and surveyor.I may be telling you what you already know and I could go on and on but it would be easier to discuss one or two areas rather than explain all of them.

@Justin Silverio I'm putting the pieces in place to start a marketing campaign here in Milwaukee, and I'm trying to be conscious of the details you just mentioned.

We m got positive feedback from both the county and state dept. of environmental quality.

Besides, I thought Californians were environmentally conscious, haha.
