98 percent of the people I rent to work at a refinery, they have to wear flame resistant (FR) clothing. 

CO detector, 10 year battery life is required in California.Most detectors are sensitive to dust and creating emitting occasional nuisance sound even you replaced the battery.Chk on fire resistant door burning time and escape hanging ladder requirements( more than 1 story) in your area.

I like the idea but find that most PMs are very resistant to change of any sort (this is a step above the usual).As an example - 100 unit building, $10/unit cost: monthly expenses = $1,000 --> annual expenses  (or decrease in NOI) = $12,000 --> valuation difference on property (assuming 5% cap rate) = $240K.

All are steady and fairly recession-resistant.

I haven't yet received any resistance and one tenant even acknowledged her low rent when I met her on day one of taking the property over and she offered to write me a check for a higher amount.

However I want you to be as profitable and move along the path of least resistance as possible.

If that is the case you don't have to ask how to "get out of it".So I think that is where you are finding the resistance you are seeing, instead of asking "how to get out of it" ask "How can I determine the real value before putting it under contract". 

If I know whose stuff it is and am also going to start invoicing them for my time/landfill bill.We are resistant to cameras too, but that may be where we are headed.

The wearlayer should be a minimum of 12 mils and it NEEDS a finish coating of an Aluminum Oxide or a Ceramic Bead for scratch resistance not just urethane.
