I have thought about hard money lending but I am a novice and do not know what to look for when using the hard money lenders or know of a good hard money lender. can anyone help me?

During these times of tighter lending standards, is it practical to believe that a lending institution will allow a novice investor to purchase a rental property with NO money down if the property comes in well below the appraisal value.
