C corps offer more deductions but the max tax rate comes into effect much sooner than personal filers and you face the possibility of double taxation inside the corp and on the dividends paid out to you.Also, if you think that being a partner in an LLC with your wife will get you past the single member vulnerabilities and offer stronger protection, you are mistaken as the courts will see through this.

If being an advocate for someone and growing their wealth is some sort of crime, I would like to know about it.I am a big proponent of listening to both sides of the story and all that but in this case there are multiple people who indicate getting taken by this guy if I am not mistaken.

CA is also a pro tenant state making tenants hard to evict even if there is “just cause “ so it’s a headache and time consuming (up to 6month) process with mounting lawyer fees.This is what I understand of ca law , but anybody feel free to correct me if I’m mistaken

You have a legally binding contract, which overrules a settlement statement if I’m not mistaken.

Just saying that those who think they can spot the top are often mistaken and making that mistake 2 years ago likely cost these people $50-$100k per property they didn’t buy, in 18 months.

My understanding is that these properties cannot be listed on a regional MLS unless there is a signed listing agreement (correct me if I'm mistaken), HOWEVER, they CAN be listed on the less sophistated, sub-standard, second rate sites like Zillow, Craigslist, etc.

If you mistakenly fenced 20 acres of your neighbors pasture for 10 years under open, notorious and hostile use use for a continuous 10 year period you can claim adverse possession.
