When they know they can invest in a NNN property and do nothing but relax it is like heaven to them.Downside of owning NNN directly is the capital it can take to get started.There are many ways to invest and sure some people love being a property manager for residential and getting involved with every aspect of it.

I have built my "savings" muscle (I'm a natural spender so this is a learned skill) in the process and have been saving every penny not going toward expenses. 

This 'transparency' is so relaxing given the grandkids can also hook up without frustration & then there's my wife who can auto-acquire the resident WiFi with any one of her 4 Macs (yes we have 6 Mac Pro(s) ).

Having said that, when I have a long term tenant that has a history of doing EXACTLY what they say, I will relax the daily rent requirment or go over the yearly limit.
