I havent decided if I would do a % of assets + 10% of gains and I would invest in the project myself (typical hedge fund setup) or something similar to that where i would invest alongside investors and take a 2% of net assets as the manager.

To take that a degree further, a 100% transient RV park in the middle of nowhere alongside a major freeway will likely always be a 100% transient RV park, where that same park in a good location in a strong MSA could be transitioned over time to a permanent living solution where tenants call that a home.

That's my main criticism.I've read too many previous threads about $100k+ deposits become completely lost as soon as there's a hiccup in the market, values drop, and the chickens are forced to come home to roost!
