If the inspection reveals no other problems due to that crack, you'll want, at the very least, to fill it in by injecting with epoxy or grout to keep water out.

As many tenants will tell you to your face that they do not have a cat or dog, and then try to sneak them in...What about the following idea: Ad text say "pet friendly" Seems people are more likely to reveal pet ownership that if you say "no dogs/cats allowed."

That doesn't mean he shouldn't have revealed the tax issues etc. to you in advance but I have known people who have had major tax issues who were surprised in that fashion when they didn't think it was an issue any longer.

It was only zoned to be a duplex, not a triplex and I was given a month to make the garage apartment go away.Further research revealed that I could perhaps have the apartment waivered or "grandfathered" if I could prove that it had a rental history.

I ended up accepting their offer, so we will see.BTW, given that an inspection revealed no concerns other than it being at end of life, is there any argument for getting work done now as opposed to when the weather improves in a few months?
