If the cut side come up to a stove, and there is a tiny space no one will ever see, I paint it with polyurethane to waterproof instead of the decorative plate.

@Nicholas F. not sure about LA but usually just one is allowed and some cities require that the owner live in either the main house or in-law unit.If you want 2 ADUs, depending on what you plan to do with them, if airbnb short term rental, you may decide to permit one as a game room or bar with just a bathroom and wet bar (no oven or stove).

I wouldn’t say it would increase because most rental prices assume stove and fridge.Really the way I think about it is that a rental better be dirt cheap if it didnt have appliances like a stove and a fridge.Microwaves, washer and dryer are not always included and therefore can justify a higher rent.

It's definitely a lessoned learned because its going to be more difficult to evict your friends, however the damage is already done with the neighbors, so I would say, do your best to mend those fences by having your friends as well as yourself apologize and offer to pay for repairs.

I am buying my first house hack.I’m almost at closing and the appraisal says the stove in the mother-in-law suite is not up to code and needs to be removed before closing.Is this whole deal dead?
