Some don't allow car maintenance in the driveway or on the premises, while others have tenants who won't move for 10 years because they love the extra deep two car garage that allows them to build a hot rod or restore Dad's old Buick.I'm a gun owner and fierce defender of not only the Second Amendment, but all of them.

My hope in humanity is restored a bit 😅.

I presently flip and restore historic homes, simply because I love doing that.

Say you can take that same $100,000 and use it to buy 5 properties (mortgaging the rest  or using other peoples money/seller financing- however you do it) and each of your properties is cashflowing $300 a month.

I'll give it a few more days, hopefully some adjustments will be made with the feedback (I do already see the Moderator tags restored).

Do you have any special tips or tricks for this restoration process?

After being inspired by Liz Lambert's El Cosmico property in Marfa, we were actually kicking around the idea of buying some land in East Austin and installing 5-6 restored vintage Airstream trailers to rent out as VRs, with a common area and perhaps some type of arrangement for occasional live music. 

The contractor is going to work with the tenant on cleaning her items while the house is being restored.

However, all changes made by Tenant must be reversible and property must be restored to original condition at end of tenancy, unless other arrangement have been made with Landlord.
