Crappy neighborhoods (can) eventually become desirable neighborhoods; all it takes is someone with a vision and eventually we all go rushing for opportunities in those areas.  

I personally am great with ideas and the vision of a company but can't seem to put those ideas on paper and struggle with the appropriate wording.

I think this is a pretty common obstacle starting out, but with no experience or any real credibility, how do you get a broker to trust and believe in your vision and then send you deals based on your investment criteria?

I liked Alex's (founder/owner of Elite Invest) drive and vision for his company, so I invested with him... 

@Brian BadolatoOverall vision, timeline (how long you will hold), who is going to take care of repairs, other separation of duties, who is collecting rent, how will you handle things when one of you wants to sell, how much cash will you keep in your operating account, just to name a few...

Find people who can shed clarity on your vision, and hold you accountable to it.

My thought was that I could explain what I was doing and enough was finished to get an idea but potential tenants couldn't see the vision and I wasted a lot of time showing that could have been used getting the reno done quicker. 

My advice would be just to take anything you hear or see on social media as motivation to keep working towards your goal and vision.

Of course, I'm having visions of losing everything I've worked for over this, even though I was as responsive and diligent as was possible.  

The guy sleeping in there had a .22 mag rifle with a night vision scope.
