There was talk of the base losing the A-10 which caused some hiccups in the market I think; however, that isn't happening now so I am pretty sure things will start to come back up again.

My numbers for me personally put the purchase price right around 1.1MIL, anything north of 1.2MIL scares me, because at 1.3MIL a slight hiccup in both directions, costs rise, prices fall and your easily upside down.

You will find your reserve requirements do increase as properties are added, but if you keep your DTI in line (<45%) you should be in good shape as long as your net worth is growing alongside your REI business as it is meant to.
