Isn't this very expensive repair restoring the property to its previous condition?

If your HD mold test comes back positive, I'd get a restoration company in there right away to verify and fix the area properly.

The city will cite you for building violations and force you to deconvert the basement unit and restore it to an open basement.

That’s absolutely my thinking  i guess I was hung up on the “definitions” of doing a repair such as buying a machine isn’t a repair per se, however if it’s needed to restore a unit back to what it was prior to you smoking in it, it’s absolutely a repair in my mind  within reason of course   

You need to get a Restoration company out there to take moisture measurements of the wall and baseboards.

They owners assume that there is a redemption period and that they can come back after the sale and restore the property to them.

If they put a hole in the wall and you need to patch it before you can paint it, then it makes sense to charge the tenant for the hole.You should charge the Tenant to restore the unit back to its original condition, not as punishment.
