I've found them to be a very reputable and professional company who looks to assist the novice and seasonal real estate investor in pursuit of their goals and business endeavors.

I'm just a novice investor but the more I read about LLC the more disadvantage i found than the advantages it provides. 

Kind of like Clark Kent and Superman, if that makes any sense, I'm primarily looking for experienced, seasoned, or even novice investors to teach me a few "tricks of the trade".

It is highly specialised and very lucrative for those with the experience and skills to operate in that environment.For the novice you do not want to deal with that type of tenant or the government systems in place designed to protect those tenants.

I have never seen either of these executed in a real deal in today's market however I am still a novice, and in a market where people have plenty of money or purchasing power where they would not need to be creative. 

Becky,As a novice, it is important to have a lender that will give you the personal attention you deserve and help walk you through the steps.  

You could be a complete novice and buy a property, with tenants, have a PM in place, and really never even touch the property.

It's not impossible to pull off a successful build without a GC  as a novice but it could one of the hardest things you'll ever attempt.
