So your $10k could get you a property but what you don't think about is the tenant class is lower and the ups and downs are more frequent.  

Implement documented repeatable processes to reduce errors and improve service levels.By being efficient, and cutting some of your costs you can hire better talent with the leftover cash. 

Many of the problems I hear on this forum and in personal messages to me from other investors can be solved through more frequent and detailed communication.I have multiple emails to the construction project manager asking for an estimated completion date that have gone unresponded.

@Jonathan Bombaci recommend using that amount as a bargaining chip for lower rates.80% of evictions are wash, rinse, repeat. 

It's simply factual:  you violated the lease by smoking, stop it, remove the resulting odor and that a repeat action could result in eviction and loss of security deposit.  

I repeat this often in this forum; Understand how to screen, understand the community you are serving, understand the culture and treat your tenants with respect.

I want a good turn key property that can be set up with a management company and I would like to repeat this process at least two or three times this year.

If I were in your shoes, I’d look at the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) to stretch your liquidity while building equity and cash flow.
