There is only enough manpower to fix everything in a short period of time.

I currently have the structure/manpower resources to build a MF up to 20 units.

They simply don't have the manpower or budget to review every cost segregation study.

Even with that, I occasionally bite down on something that I wished I hadn't...but I have the manpower and crews to turn even most of my mistakes around.

Coincidently this is also the time manpower diminished and the project came to a crawl.

( # of Manpower, Office, Insurance, etc..) - Do I need to have any set experience before approaching a building with 20 units?

Fix and flips is 20% of ground-up construction. 20% the qualified manpower/subcontractors, 20% schedule/time, 20% the funds, 20% the knowledge required.

We pretty much self manage with attorney but are also local and have the manpower to do so. 

The abatement company can be a 2-3 man crew but mostly they are 200+ which makes a very big difference in price, a small family owned abatement company is 30-50% cheaper than union run (200+) manpower.

Plus with Trump deporting  a large portion of illegal construction workers in the Southwest States bordering Mexico construction companies don't have the manpower either.
