I have an opportunity to JV with a company that has identified properties and will fix/flip.

I also have their expenses which are in line with my estimates/analysis.I do not believe the Seller's will like that valuation and I know they are hiring an appraiser.

You should vet the company to ensure they have the resources to pay the rent.You ALWAYS do background checks on the people living in your property because if you let in an axe murderer and they harm someone, you are likely to get sued.Whether or not you charge an application fee is up to you.  

At least ones that will walk the property with you and give you an fair estimate. 

It felt reasonably if not underpriced to begin with and felt like I would lose an opportunity if I didn’t put in an offer for full asking price, they ended up being multiple offers the 1st day on the MLS, so I felt good about that decision.

They want stronger tenants with stability to the cash flow today and into the future especially we are over 10 years into an economic cycle but Trump's tax policy juiced it a few more years.

I have forced an additional 30% of appreciation through some redesign and repairs.
