Those who have transcended past unnecessary labor and pay others to do the brainless work, while they manage from the sidelines and live their life.In my mind, professional real estate investing is a progression from ONE to TWO. 

I'd like to be able to stop working my 9-5 by the above date, but without taking on unnecessary risk.

People want to keep working a 40-hour week (or less) and spend their money on $1,000 iPhones, car payments, and other unnecessary purchases while watching TV or taking selfies all day and complaining.

Post auction when I approached the planning department for permits, they say the lot is marked for detention pond for the community in the subdivision and unless I get a drainage study done that determines that the detention basin is unnecessary or is over-sized, no building permits can be issued on the property.   

I'd even forget window coverings....completely unnecessary.

You are adding a layer of costs that seem to me quite unnecessary.

I did a DSCR loan a couple years ago and it felt like a lot of paper work and unnecessary processes.
