I completely understand about not wanting to take unnecessary risks.

@Iris Ortiz Realtors are complete unnecessary in a wholesale transaction.

The court has been taking an extremely long and unnecessary amount of time to get me the conforming copies of the order so that I may deliver to the Sherriff for the lock out process.

This gets rid of a lot of unnecessary calls.  

If you do enough research across markets you'll see that certain property features drive more revenue than "average" homes in those same areas (all else equal), so starting from scratch allows you to reverse engineer and "stack" all of those features while minimizing other costs/ unnecessary square footage. 2) I like the idea of building w/ commercial zoning and having the property valued based on cap rate instead of comps.

I however think this is an unnecessary step if you have either of the two aforementioned products.

Except for how to mange the leads, I understand about using the tasks, but once you create a task and hit several other buttons that pertain to the situation of your lead, before you know it you have a whole bunch of task that are really unnecessary then you end up mudding all of your task, you spend time trying to weed through the task.

Some unscrupulous lenders may include unnecessary insurance policies or other add-ons without your knowledge. 5.  

@Arta Montero: as a PMC we agree with the others here that your PMC is probably the main problem.Yes, some of the tenant's requests are unnecessary, but your PMC should be filtering these and telling the tenant,"no".Questions:1) What proof did the PMC give you that they made the  property RentReady properly?

I like to keep in mind what your end goal is- if you would like to go into larger properties don't be afraid to just take the right steps to avoid making unnecessary mistakes + it does have a larger barrier to entry than smaller deals due to the competitiveness.
