The windows need to be taken care of no matter what as some have panes that were replaced with plastic or have gaps between the frame and glass.

@Mark Fries how is this different then just using Zillow (does it also pull from the MLS) to list rentals?

For instance, just looked at one Fri that was worth 55K (in my mind) as it sat and I would have been a buyer at 35K knowing the property could be improved to around 75K rather easy.

Being a buyer from a bank, I feel I'm a bit on the disadvantage becuase I have to sign stuff in a timely manner whereas they don't, plus I'm being asked to pay the transfer tax whereas usually it's the seller's responsibility.Ok, on a lighter note - I had a pretty busy weekend because my cousin was visiting from Chicago and we were in NYC from Fri until Sun eve.

I understand theres bigger fish to fry in the real estate game but I want to be proactive.

So he gives me this 1/2 hour sales pitch , and wraps it up with a quote of $ 3500 to line my tub with a plastic liner , " And we can be done in less than 4 hours"   Told the guy he was nuts , we are done , leave . then i had a guy reglaze the tub for $ 350 and it is just in the last year showing signs of wear  after 2 boys 9 and 12  played with toys in that tub for 10 years .for  $ 3500 i would have gutted the entire bathroom tub, toilet  , vanity , floor and walls and went all new .
