@Joe Splitrock In a spirited market this is a trick of the trade that most novice buyers don't use or understand.. the only risk is if the seller won't sign release you money can be tied up for a while.. but usually that does not happen.when I came to Oregon from CA I was used to 10% EM so a 300k deal you had to put 10% up front was very common in the Bay area..

While a novice agent might be willing to take that on because they are looking for any business from any source, an agent who actually has experience and the knowledge the investor is seeking will avoid it like the plague because it is generally a huge waste of their time.

I am familiar with Florida's peculiar (at least peculiar to me) tax deed process.As an investor newbie and legal novice my concern was if I would apply for a tax deed and be the high bidder at the auction would I have to worry that that the LLC that was the successful bidder at the apparently voided HOA foreclosure auction would have the ability to assert a claim against the property.
