I would try and compromise on the cost of repairs.For you this cost would be a tax write-off, for the tenants it is not.

@Rion RedingerIf someone has a massive portfolio and is making 6 or 7 figures in passive income per year, then helping out a single mom or whatever is no big deal but if someone only has a few properties, handing out gifts, credits and all this other stuff might eventually cause the tenants to start paying late and cause an eviction and cause a negative cash flow.There's a balance between being nice and compromising your business and future.

I told one of the tenants by phone  and email on April 30 I would reimburse her part of the floor replacement cost ($300) as a compromise if she pays all of the April rent by the 10 day notice deadline (May 6) and the May rent by May 30.

This might be a good compromise between painting the whole house ($3.5K-$4.5K) and giving for that fresh smell which tenants arguable seem to love (from the various responses).
