I've looked at quite a few MFs lately that are doing much worse than 50% expense ratios due to elevated vacancies, distressed units needing rehab that the owner can't afford, and very high turnover-related expenses.These situations call for apartment turnaround specialists, which I don't claim to be, but clearly units can be bought for $7-12K each all over fly-over country and someone who knows what they're doing can do very very well against a backdrop of rapidly rising numbers of renters in years ahead, due to tightening lending standards and so many more people with blighted credit.

The quarter round trim will save you, but the tighter you start the better the artThe thresholds can be interesting, but its simply another piece of material to buy and its rather ergonomic (just make sure you cut it tight and don't warp the metal base you click the laminate into (too warped and youll never fix it... already cost me money why should it cost you... cut carefully lol) At this point I've bridged the gap where the expansion occurred, and dispute the rather stark change in elevation the forgiving floor has really cleaned it upAfter that you just add the trim...

It's FEMA that requires any project where over 50% of the original value is added (repair or renovation) will require the property to be built in accordance with the current building regulations, including FEMA elevation requirements (based on base flood elevation).
