It's essential that you build a team in your chosen market. 

Keep in mind (1) the "type" of Deed is often chosen based on geography. 

If they can not afford full rent December 1st you have chosen the wrong tenants.What about a Damage deposit, is it allowed or only the LMR. 

You would have to read their private placement documents (or other offering documents) to know how they have chosen to set it up.Just one example would be they pay out dividends on  a regular basis based on their profits. 

And what about the network you are building here, or anywhere else in your chosen niche; Isn't that network valuable to you?
