After much due diligence and related research of the local county environmental regulations, I discovered that I would’ve had to remove/dispose of the underground storage tanks, perform soils testing, perform leakage cleanup, etc.It added an extra $30K to my costs and dropped my potential profit so much that it fell below my acceptance.

Not only due to poor Independent School District and some pockets of crime, but also because there is a lot of clay soil over on that side of town, causing a lot of foundation shift, especially in the older homes. 

Now if you own a property by the ocean but it is a cliff property higher up then the rising of sea level water is different for impact than the house being right on a sandy beach.I know nothing of this area so just giving random thoughts............ : ) I thought of owning a house on the beach but after research I found out it's not as great as most think.

Everyone I consult says it depends and that I must hire an engineer and do soil testing, etc. in order to get an accurate number.
