It's not just Dodd-Frank or the SAFE Act, but these Acts have put teeth in compliance requirements, but there are other issues as well that are of more concern.

They don't have any issues with it whatsoever. 

I think shiny things just look nicer..cars, phones, appliances, teeth..you get the idea.

I don't remember seeing this concept discussed as much as I think it is important to know, especially for people just starting out, and it occurred to me in another post I was making.I spend a lot of time looking at houses and housing prices in my area - rentals, flips, MFH, foreclosures, auctions, etc. 99% of these units, I have no interest in whatsoever as far as a purchase I want to make (for clarification, I focus on SFH that I hold & rent).

I gave up on short sales in Calif because there's a law regarding 'Purchasers of Equity' with real teeth in it, so the business of intervening in foreclosures in Calif is very risky.Count the cost before you begin . . .
