never work with busy lender , have all your papers on point , have a clear vision , be honest of your Financial. have cash reserve don't get me wrong you can acquire properties creatively.also if you getting a property with inherent tenants make sure you check their leases in case there are a month to month tenants that was the only challenge and lesson learned Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I rent to own houses that are harder to run as rentals, mobile homes are tough, so as to find "asprirational tenants" who vision themselves as owners and so will take care of the home and keep making payments even through covid etc.

(shooting from the hip here) 15% total. so $1500 income. take out 15% is $1,275. take out the mortgage of $1,140.10. you're looking at a POTENTIAL $134.9 / month income.I don't know your goals or your vision for your future. 1031 exchange is possible. sell the asset, roll it into a larger asset and defer taxes. but as Kevin stated, that large of equity renting it out would be massive liability.
