I will tell you that sourcing MLS deals can be a pain in the neck for multi family properties.

Yes build up cash from a W2 but don't wait to build up the muscles to learn how to establish partnerships and use OPM to get deals done.

I'm out in the Mulberry area neck deep in my first buy and hold. 

They must be up to their neck in business or something because it's taking a while to get my property listed.

@Elizabeth Blazina  In the 4 short sales I have closed in the NUMEROUS others I have worked on including the 3 I Neck deep trying to close.

My boy got in at the right time Down Neck "ironbound" in 2013.

I require the work to be done and a few days to inspect it with out them breathing down your neck.

Just like it’s crazy to me there are ZERO regulations on relocation companies (who regular cheat agents out of commissions they absolutely should NOT be entitled to) and crazy to me that getting your RE license has such a low barrier of entry (waaaaay too many terrible agents muddying the waters in my neck of the woods.)
