Actually just had a couple people come up on their anniversary so they will be getting their ~$1.50 check in time for Christmas!

I know there are different views on whether you should give Christmas presents to tenants.

So for example, if I cannot fill the December time slot, I will allow a 2 week rental over Christmas at $1100 a week and at least make a little profit.

At first though you have no chance of stopping.The Christmas version is especially diabolical, it keeps you coming back every day for a new "present."

I do this by asking about their lives when we end up on the phone, sending a baby gift when they are expecting, sending Christmas card, finding ways to make minor upgrades to the property (new ceiling fan, paint touched up, ect) if they resign their lease, or simply doing something more than I said.

Sort of like a tenant Christmas escrow plan... ya the first year the numbers are not perfect and they need to pay something, and the final year they might have some time I owe them, but the tenants really like have no payment in December... 

It's not official but rumors around town are saying it was a Christmas tree that started the fire.

How about a simple holiday or christmas card.
