See below: 1-Our rent is $3,500 (should be closer to $3,800) and the second unit is $4,700 (should be 5k)2-I could come up with 300k down and qualify for 1m loan (prob more considering rental income From second unit 3-I am comfortable paying 5k/month 4-Duplex will be listed for 2.48m for a 1031 exchange 5-Our neighbor says their side need a lot of work, upwards of 50k (original carpets, stoves, etc. this number is complete estimate) 6-His family is heavy in real estate investment. 6-We’re a family of four (two toddlers) and can move Into the larger unit, but will tough it out and stay in the smaller one to benefit from the higher rental income They’re coming to take pictures tomorrow so I imagine the landlord will Call me today or tomorrow to discuss.

might i be so bold to offer an opinion while being such a newcomer here ...but its kind of funny how you can read "not to touch a hot stove" 100 times and still burn yourself.I think the majority of "experience" is gained from "doing" and not "thinking" .... unfortunately, experience is typically "bought" from making mistakes.At the same time, I'm not saying to rush into anything (in life) blindly.

All cabinets from Lowes & were slightly damaged $980 (I'd been collecting them for a few months).Laminate counter tops $200.Appliances were a Samsung deal for another flip we're doing so we added these to the order.Fridge $425, Stove $325, DW $400 Microwave $23 ( It was a $249 Frigidaire Gallery unit but side was dented & I did some sheet metal repair).

Since he didn't have electricity (he stopped paying utilities several months earlier) he tried doing it by using the stove (water and gas are paid by me - the owner).
