All,I am going to try the Minut noise detection system in one of my properties for indoor & outdoor monitoring.  

I would also add clauses in your lease terms that the outdoor areas of the property are to be maintained by the tenants.

It’s a 20,000 sq ft building with 3 ballrooms, commercial kitchen, laundry area, huge outdoor pavilion, 300 car parking lot on 8 acres.

This is a 53 unit outdoor drive up self storage facility.

You may also want to understand any outstanding maintenance items (mechanical systems, roofs, larger outdoor structures maintenance, etc).

Very very few places offer the lifestyle and outdoor amenities of the Coast.

I just opened escrow on another one that will close Friday...fortunately on that one most of the stuff is outdoors, but it's an acre of debris and enough cars to open up a car lot (if the cars weren't 30 years old!)

I think the main difference is Gatlinburg has the Smokey Mountain National Park as a main interest for outdoor enthusiasts, where Branson has several big lakes that attracts fishing and boating enthusiasts. 

I love the idea of getting a small single family in an outdoor recreational area i love to spend time in where i can rent it out when im not there. but it doesnt sound like a smart business decision. what are your thoughts?

Because the property has 3 detached houses on one lot (a 2 bed/1 bath, a 1 bed/2 bath and a 1/1), I thought it would make a charming short term rental because guests can have an entire home at an affordable rate with nice shared grounds/outdoor space.
