If I were to stick to your mentality, I wouldn't even be able to buy clothes at the mall because I'd only be 'benefiting the company' by buying clothes.

Go pick something you know nothing about -- baseball cards, pens, watches, electronics, clothes, etc -- and practice wholesaling those things.

The rooms looked like the parents don't enforce cleaning, and their were boxes and clothes EVERYWHERE, the tenant was walking about in his bath robe, nearly looked homeless.

Such as cars, furniture, clothing etc.

I've had tenants who were slobs - not really hoarders, but had clothes, toys and junk all over the floor.

You could also forbid future external improvements to preserve the outside beauty, just like you would not be able to hang cloths outside a balcony. lol.

We've had a few units where the tenant has upped and left, but generally garbage is thrown out without delay, and by that I mean anything that is unsanitary, anything on the floor like discarded clothes that allow bugs to live in, etc.But furniture items if they are still largely complete go into storage.

I don't want to sit next to you on the bus, because, quite honestly, you stink, your clothes stink, and your breath stinks.

I put on my dirty painting clothes when I interact with the tenants.
