I was able to rack up the necessary cc debt to cover everything, including rehabbing the bad property and selling it into a strong market.

When I have to do a roof, I arrange it with the contractor such that I buy the materials and pay for them over 6-12 months at 0% interest on a store CC then the contractor gets paid after the job is done.

One in Milpitas one in Palo Alto one up at Silverado CC in Napa and one in Portland Oregon... it works pretty darn well. and especially starting out I could no way have made that kind of money on rentals no way.

Being an IT guy, it may make more sense to look into Quickbooks Online, where you can consolidate bank and cc statements, PM statements, & Mortgage statements.
