Look for markets that cash flow and fit your investor identity. 

If comparable sales in the last year were $115,000, but there are five properties almost identical to yours, in the same neighborhood, listed on MLS for $100,000, then your value is some place south of $100,000.

There might be a little bit of an identity misconception in the OP.All Notes are forms of security.

Identical homes in the neighborhood have recently sold for $310,000.00. 

The more identical the sold properties are to the subject property, the better. 

In my experience 99.9% of home buyers prefer buying a home with no electric bill as opposed to an identical home with an electric bill, so I believe solar differentiates the home from close comps at the very least and increases salability.

The LLC is also useful to hide the identity of the owner.

You can't even prove their identity.  

I am no appraiser but I saw one almost identical (on the outside) at 120k.  

Get a copy of their drivers license and tell them you need it for identity purposes.
