Banks do not want or appreciate any changes to the contract and attempting them is a great way to get your deal cancelled or hear a big fat NO.In fact, I made a recent offer to a bank with mostly all cash, small amount of financing and my business entity was the buyer, but my pre-qual letter was in my persoanl name (of course).

I estimated $20K rehab because of the siding and because I want a nice, fat rehab budget (for the area) in case something goes wrong or we've missed something horrible, but the circumstances of the selling suggest that there's nothing really wrong with the house, the company is just pulling out of the area.
