They had been freshly restored/refinished with no stains before the tenants moved in.  

Checkout the Habitat for Humanity ReStores for good bathroom tile selections for 100-200 SF, small amounts, good quality stuff, not expensive.

Everything else gets Kilz Restorer (water based but right about as good as oil).

The sump pump was installed in 2011 because the owners had the basement flooded back then.so i am worried because before i used to work for a restoration company and most of the work i had to do was cleaning basements because the sump pump clogged or failed, so my question here is, should i buy a property that needs a sump pump?

I've put it in rentals and in higher end restorations for others. 

If they had done so they would have seen that by the end of the year there was a vaccine, many businesses were reopening and supply lines were starting to restore, and there simply wasn't any reason to crater rates.

I am looking for recommendations on an insurance company that is willing to write a policy on a home that has not yet been restored.
